This mixed-use project was designed with a simple, planar, and contemporary façade as a bridge between the surrounding classic architecture of the Short Vine District and the more recently constructed facilities buildings serving the University of Cincinnati’s campus. The five story building includes four floors of residential apartments, including four-bedroom, two-bedroom, and one-bedroom units. The ground floor retail space was designed to appeal to small tenants that would support the apartments above as well as the immediate surrounding community. Taking advantage of a platform design, the first floor of the building was constructed in steel frame and CMU block walls with a 3-hour rated composite deck above. This allowed the remaining four stories of the building to be built in wood frame, effectively reducing costs and construction time
