Dayton based RG Properties looked to our firm to provide the catalyst for the design of this mixed-use development. The first phase of the 71 acre development is located near the new Austin Road interchange off of Interstate 75.

Construction on the mixed-use suburban site began with three office buildings totaling approximately 300,000 square feet of leasable area. The first office building, a 4-story, 120,000 square foot steel frame structure with thin brick inset precast panels, was completed in 2010. The second office building, a 2-story, 60,000 sf structure designed to complement the first, included full space planning and interior design services for a single tenant, was completed in 2011. The third office building, another 4-story structure designed to mirror the first, was completed in 2012.

Although relatively large in stature, the materials and details of these first-phase buildings were designed to set the tone for the overall development. The mixed-use master plan has been designed to provide a cohesive, village-like atmosphere that encourages pedestrian traffic and user interaction.
